Conventional Loans

This is the bread and butter of what I do, and for good reason — conventional loans offer some of the best rates and most flexible terms available. If you've got solid credit, some money saved for a down payment, and steady income, this is probably where we're going to start the conversation. You can put as little as 3% down, and once you hit 20% equity, that private mortgage insurance drops off entirely. I've closed conventional loans on everything from starter condos in Richardson to custom builds out in Prosper.

FHA Loans

If your credit score isn't perfect or you don't have a big chunk of cash sitting in savings, don't count yourself out of homeownership — that's exactly what FHA loans are built for. Backed by the Federal Housing Administration, these loans let you purchase a home with as little as 3.5% down and credit scores that conventional programs won't touch. I've helped plenty of families right here in the DFW area get into their first home with an FHA loan when they thought buying wasn't an option yet.

VA Loans

I take a lot of pride in working with veterans and active-duty service members — helping the men and women who've served our country get into a home with the benefits they've earned is one of the most rewarding parts of my job. VA loans offer zero down payment, no private mortgage insurance, and some of the lowest interest rates on the market. Period. There's no other program that comes close to those terms, and if you've served, you deserve to know exactly how to use them.

Jumbo Loans

When you're looking at properties above the conforming loan limit — and in the DFW market, that means anything over $766,550 — we move into jumbo territory. These are the loans for the home in Southlake, the estate in Westlake, or that custom property on the lake. Jumbo loans require a different approach than conventional financing, and having a loan officer who knows the jumbo landscape matters. Different lenders have very different appetites for jumbo products, and I know exactly who's competitive and where to place your file.

Doctors Loans (Physician/Professional Loans

Medical professionals have a unique financial profile — high student debt, strong future earning potential, and often a recent career start that doesn't yet show years of high income on paper. Standard underwriting penalizes that. Doctors loans are specifically designed to account for your trajectory, not just your current snapshot. We're talking reduced or zero down payment, no PMI even at high LTV, and student loan debt handled with more favorable calculations.

Asset Depletion

You've done well. You've saved, invested, and built real wealth — but maybe you're retired, or your income doesn't come from a traditional paycheck. Asset depletion loans let us use your liquid assets — investment accounts, retirement funds, savings — and calculate a qualifying income from them, even if you're not drawing on those accounts regularly. It's designed for borrowers who are asset-rich but don't fit into the W-2 box.

DSCR (Debt Service Coverage Ratio) Loans

For my real estate investors, DSCR loans are a game-changer. Instead of qualifying based on your personal income, W-2s, or tax returns, we qualify the property itself. If the rental income covers the mortgage payment — that's the deal. It's that simple. I've helped investors across the DFW metroplex build portfolios of 5, 10, even 20+ properties using this program, and most of them couldn't have done it through conventional channels.

Bank Statement Loans

If you're self-employed, a freelancer, or a business owner, you already know the frustration — your business is thriving, but your tax returns don't tell that story. Traditional lenders look at your adjusted gross income and see a number that doesn't reflect what you actually earn. That's where bank statement loans change the game. Instead of tax returns, we use 12 to 24 months of your personal or business bank statements to qualify you based on your real cash flow.

Cash Out Refinance (Debt Consolidation)

If you're carrying balances across multiple credit cards, a car loan, and maybe some medical bills, you're probably paying a combined interest rate that's far higher than your mortgage rate. A cash out refinance lets you tap into your home's equity to consolidate all of that into a single, lower monthly payment. I've helped families across Plano, Frisco, and the greater DFW area save hundreds — sometimes over a thousand dollars a month — just by restructuring what they already owe.

Reverse Mortgages

A lot of my clients in the DFW area have spent decades building equity in their homes — and now that equity can work for them. A reverse mortgage lets homeowners 62 and older convert a portion of their home's value into tax-free funds without making monthly mortgage payments.
